How To Make Your Bathroom Look Like A Million Bucks
You and I both know what goes on in the bathroom. This may be the reason why potential buyers actually don't spend a lot of time looking at this room. While potential buyers spend copious amounts of time in a kitchen, the bathroom is another story. Potential buyers typically poke their heads in, take a look around, and then walk out. What this means to the seller is that you really have one chance to make that spectacular impression!We've all heard that remodeling your bathroom can be one of the most profitable home improvement projects home owners can do (according to Marie Leonard, home improvement expert and author of Marie's Home Improvement Guide). Although many individuals do not wish to spend large amounts of money when they know they are selling, there are some things you can do to make your bathroom look like a million bucks!
CLEAN

Anything that is leaky, broken, extremely old, etc needs to be fixed. Those things will stick out like a sore thumb and scream ‘this needs to be replaced’ which equates to money that will need to be spent (by the new owner) and could cause a buyer to walk away. Address those issues right away. Updating can be very reasonable if you do your homework. Maintenance issues need to be addressed so that they don't become a larger problem down the road (like when the home inspector does his walk-through).
REFRESH
Once you have addressed the cleanliness and maintenance issues, it’s time to give this space a little refresh. This last part doesn’t need to break the bank. The end goal is to create a spa-like feel. You might consider updating the light fixtures, perhaps the counters (if feasible) as well as the fixtures. Paint color is also important as the bathroom should flow and coordinate with the rest of the home. For accessories, luxurious-looking towels (this doesn’t mean they need to be expensive) can make a huge impact. Nothing worse than seeing shabby old towels hanging. You can also use towels to decorate around a bathtub. The addition of spa-like accessories (candles, scented soaps in baskets and glass containers) can also set the tone. A little tip: set out two or three items together which will maximize the effect with your accessories. When it comes to adding accessories, less is more. It’s a fine balance of decorating while not cluttering up the space!
A great first impression is a lasting one! By doing a little bit of work ahead of time in the bathroom, your potential buyer will be thinking ‘move-in ready’!
