Are You Making These 3 Family Room Mistakes When You Are Getting Ready To Sell?
When it comes to getting your house ready to sell you only have one chance to make a first impression.

The living room and family room are two of the most important social spaces in a home. This is where potential buyers are going to envision themselves relaxed at the end of a busy day. This is also where they will most likely entertain. You want to greet potential buyers with an instant impression that your family room is going to make them comfortable and relaxed!
When walking through homes that are getting ready for the photographer to come and before the home is listed, I typically see some common mistakes that may stop a potential buyer in their tracks.
Mistake #1 - Personal Items Out For All To See
While having family pictures out on shelves or on walls is great when you are living in the home, potential buyers don’t want to see your family. They want to envision their family in the home. They want to envision their items in your home. Clear away anything personal – including family photos, trinkets from trips, etc. That’s not to say that shelves should be bare and empty. It means they need to be de-personalized. Although your pictures and your trinkets are what make your home ‘homey’, you need to start viewing your home as a product. That means tucking away your personal items.

Mistake#2 Dull and Boring
As was mentioned above, a family room is the social room of your home. If these rooms are dingy and dark, a potential buyer will be turned off instantly. The goal here is to make the space bright, airy and cheerful. If you are selling in the spring or summer, crack open a window to let in fresh air. Tilt the blinds (if you have horizontal blinds) so that the light comes in. If your paint is old and/or the color is out of date, this room may need to be repainted. Something as simple as a paint color change can make a room go from blah to wow! If the room is dark, ensure there are table lamps and/or floor lamps to lighten up the space.
Mistake #3 Over Crowding
A family room should feel spacious. Too often I see way too much furniture in a space. Families with small children often have toys in this room. Utilizing multi-functional pieces of furniture can be a great way to contain your items and be ready for a showing in no time. You can also get a head start on your packing by boxing up any extra belongings that you don’t need. Even better, do a good purge to ensure you are not wasting boxes on items you no longer use or want.
