You’ll Have Sweet Dreams If You Follow These 3 Bedroom Staging Tips

Bedrooms are intensely personal spaces, which makes them especially important areas to concentrate on during the staging and selling process. Potential buyers should be able to imagine themselves sleeping peacefully in your bedroom(s). In a previous post, I talked about having a vision for your bedroom(s).In that post, HOW DOES THE STUFF YOU OWN LET YOU LEAD THE LIFE YOU WANT?  I talked about not only having a vision, but also knowing the function of your bedroom(s) as well as the possible zones.  When it comes to staging to get ready to sell, your bedroom(s) need to scream a vision of ‘peace and calm’!  The goal is to make your bedrooms the most calming private spaces possible so that buyers can readily picture themselves relaxing and sleeping in your home every night.

Tip #1 De-Clutter

  • Everything personal, such as photos, personal hygiene products, cosmetics, etc. should be stored out of sight, or packed up if not used regularly.
  • Buyers will look in your closets! You want to clear them out as much as possible so they appear spacious and functional, and to lend the impression that you have more than enough bedroom storage space.
  • Pack up seasonal clothing you are not using, extra shoes, photo albums, and anything else that you will not use regularly during the selling period.
  • Clear off the tops of dressers and armoires, and polish them. Ideally, they should have only lamps left on top of them. Store items you use often out of sight in containers or baskets. Personal items, even the smallest belongings, make it far more difficult for buyers to imagine themselves living in your home. Don’t let a single item detract potential buyers from seeing your room as perfect for them to move into.
  • Make sure the floor is clear of any belongings.  If toys or games are present (a child’s room, for example), store them in bins to keep them off the floor and looking organized at all times.

Tip #2 Color

There is a lot to be said about color psychology.  Since I have already established that your bedrooms should scream ‘peace and calm’, there are certain wall colors that you should avoid.

  • Red
  • Black
  • Yellow
  • White
  • Brown

Although this room uses a color that is quite trendy right now, you can easily see the transformation!     When thinking of color for a bedroom, it’s important to remember it’s not just about the wall colors.  Bedding and accessories need to also work with the color of the walls.

Tip #3 Furniture Placement

To often I see too many pieces of furniture in a bedroom.  Whether it’s a large dresser that you’ve had for years (older furniture tends to be very chunky and large), or extra furniture that isn’t needed in your bedroom.  It’s important to remember that your bedroom needs to flow just as the other areas of your home do.  If you have

  • any office equipment
  • ironing boards,
  • or anything else that could detract from a soothing atmosphere,

these items need to be removed from the bedroom(s).
