Renovation Timeline
When I start working with clients, there are typically 2 questions I get asked:
- How much money is this going to cost me?
- How long is the renovation going to take?
Fair questions, right? Here's how I go over my renovation timeline with my clients.
Renovation Timeline: The Process
Renovation Timeline: Design Phase
The first thing that gets done for a renovation is coming up with the design of the space. The time it takes to design a new space really depends on the space, it's current situation and what is desired. Things to consider are:
- Are there walls being moved?
- Will there be electrical issues that need to be addressed in the design plan?
- Will there be plumbing issues that need to be addressed in the design plan?
- Are there structural issues that need to be addressed in the design plan?
All of those items are taken into consideration when designing the new space. I am currently working on a new master bathroom renovation where plumbing will be moved, a wall will be coming down and a new wall being built. To come up with 2 options for my clients, it is going to take roughly 1-2 weeks to come up with the plan(s). Here's an option that I'm currently working on:
Renovation Timeline: Sourcing Phase
Product
Once the design has been solidified, the next step is to source. This is the stage where you can really manipulate your budget. While you can pull a bathroom faucet off the shelf of a big box store for $40-$50, I use my suppliers who offer better quality products. In using my own trades and suppliers, there is the rough guideline of a 4 week order turn-around once the decision is made.The above image is in NO way comparing apples to apples. An AquaSource faucet is no where near the quality of a Kohler faucet. Period. My advice for you: you pay for what you get. Do you need to spend $343.00 on a bathroom faucet? No - there are a ton of other options with every price point in between.
Trades
Part of the sourcing phase is to obtain quotes to carry out the design plan. Some trades you may need on your project may include:
- a General Contractor
- a plumber
- an electrician
- a framer
- a drywaller
- a finishing carpenter
- a painter
All of these trades will provide a quote for your project and you can expect a turn-around time to get your quote to be the next day to 1 week (on average).
Renovation Timeline: Construction Phase
This is when the design work is all done, the sourcing of all products are done and the hammer is ready to swing. The timeline is all dependent on the design work, if there is detailing in the space, etc. For the above bathroom, here are the rough estimates (and they are rough estimates):
- Demolition: 2 days
- Framing/Carpentry: 3 days (as all flooring will be coming up and new subfloor will be added).
- Plumbing: 1-2 days
- Electrical: 1 day
- Inspection: 1 day
- Insulation/Drywall: 7 days
- Painting: 1 day
- Tile work: 5 days
- Electrical Final: 1 day
- Plumbing Final: 1 day
- Finishing Work: 1 day
- Professional Clean: 1 day
TOTAL ESTIMATE: 26 days
Renovation Timeline: Renovation Complete
For this particular master bathroom, this is how the timeline is shaping up:
- Design Phase: 3 weeks (to include presenting 2 options and coming up with a final design plan).
- Specifying: 4 weeks (once items are selected and ordered).
- Construction: 5 weeks
TOTAL: 12 weeks = 3 months in total from start to finish. Honestly, for this project, it will most likely be 12-14 weeks in total. I'm mentally preparing myself for being closer to 14 weeks.
Renovation Timeline: Final Thoughts
When I calculated the 12-14 week timeline for a master bathroom renovation project, were you surprised? Did you know that one room could take so long? Here are my own thoughts on this: when you're going to spend $30+K on a renovation, you should be taking your time! You should be fussy with the design. You should be fussy with the products you are going to be putting into your space. You should be fussy with any trade that will be working on your home. You deserve it!
