Planning out a kitchen

One of the projects that I am working on is a renovation flip.  The owner of this property, Neil Fifer with Fifer Equities, and also happens to be the General Contractor.  We've been putting on a few video updates on our Facebook pages (Get It Together and Fifer.Info) and have had some good laughs along the way.

The Discovery Stage

When Neil brought me into his latest home flip I had the chance to walk through the property before demolition started.  Quite honestly, in my head, I was calling this house the shit shack.  As I always name my projects, I knew I couldn't call it that.  When I had a chance hear what Neil's vision was, I decided to call this project, "Diamond in the Rough'.  There was, and is, some real potential in this property.  Neil wanted to go with a casual, contemporary feel for this home.  In working together with his real estate agent, we also have a good idea of who this home is going to be marketed to and who the potential buyers may be.

Options

I am very lucky to work in this space as ALL of the interior walls will be removed!  Seriously...there are no load bearing walls that I have to be concerned with.  Total bonus with working on a potential kitchen design.  The thing about this renovation flip is that it is roughly a 1100 square foot bungalow.  So even though it's a great open space, there is a lot to fit into that space to make it warm and inviting while making casual contemporary.  I've come up with three different plans for this space (in no particular order).

This option allows for the space to be open with a family kitchen table in the center.  The built in pantry units (on the right) allow for plenty of storage.  There is also a clear sight line to the back entrance.

Planning out a kitchenWhen I was 'digesting' Option A, I kept thinking about the detached garage and potential families entering the back door with bags of groceries.  What I kept thinking was,

"I'd have to dump the groceries on the kitchen table every time to unpack.  Hmmm... back to the drawing board." 

I always say function first and then make it pretty so I needed a way to make this kitchen more functional.  I also love the idea of an eating bar or some kind of island seating.  With this plan, there would be a nice size peninsula however what it does do is eliminate a 'traditional' kitchen table.  It still allows the main floor to feel open while still providing a ton of storage.  As I digested this plan, I still wasn't happy.  I didn't have that 'Ah ha!' feeling. Neil was also wanting room for a kitchen table.

Planning out a kitchenWith this plan, I decided to move the refrigerator off the main wall altogether.  Adding in a peninsula on the left side that would still allow a traditional table to have space.  Adding in upper glass cabinets (that will have lighting) gives a bit more of a 'wow' factor.  With this plan, we get an eating bar area, a space for a table, and more than enough storage.  This plan gives a very functional kitchen layout as well as a space for a few, or a lot.Which plan is your favourite?
