Main Floor Remodel Plan: See what we'll have cooking for this home!

Designing a main floor remodel plan has many moving components. There is a lot to consider and think about. The design needs to be functional and then it also has to be designed to fit the budget! This week, I'm going to share the plans we have for the main floor remodel plan.

What we are currently dealing with

Here is the 'As Is' for the main floor. This is what the home currently looks like:

The As Is Pros

Looking at all the pros this home has going for it include:

• This home has high ceilings on the main floor.
• In the kitchen, the cabinets are in really good shape.
• The actual footprint is a good space to work in.

The As Is Cons

As my clients live in this space every day, here is part of their list:

• Kitchen: the kitchen is not very functional for a growing family.
• Dated: there are many dated elements in the home including roman-type columns in the dining room and niches all over the home.
• Walls: the walls do not allow for an open concept flow for my clients.
• Laundry Room: for the laundry room, the space is too small.
• Back Entrance: the boot room is very crowded for this family of 5.
• Tile Work: all of the tile work on the fireplace is dated and old.
• Built-Ins: the built-ins around the fireplace are dated.

BEFORE: The island is not very functional for this family.

BEFORE: Dated arches (we plan to fill in) and fireplace tile work will be changed.

BEFORE: Dated elements, like the arches, will be re-worked to be updated.

BEFORE: The two walls cut off into the family room making it feel quite small. These columns, as well as the ones in the master bath, will be removed.

The total footprint of this home has given us a lot of options to work through.

The Full-Scale Option

The key changes that would take place in this main floor remodel plan are:

1. Move the washer and dryer upstairs to make room for a spacious boot room with enough shoe storage for a busy family of five.
2. Re-stain the hardwood flooring.
3. Re-design the kitchen island to allow for plenty of seating for the entire family. The wish to have only one eating area would be achieved.
4. Open up the family room/formal dining room to be one space.
5. Update the other 'dated' items throughout the home including painting the outer kitchen cabinets.

A Pull-Backed Version

This plan allows for the following:

1. Maintain the washer and dryer on the main floor (saving in a hefty plumbing budget).
2. Open up the existing boot room and laundry room to create a space for a wall of locker storage. This will help with the pinch-point in the hallway that currently exists.
3. Transform the existing front closet into a dedicated shoe closet.
4. Create a new front closet stealing space from the front living room that my clients currently use as a flex room.
5. Re-design the kitchen island to allow for plenty of seating for the entire family. The wish to have only one eating area would be achieved.
6. Open up the family room/formal dining room to be one space.
7. Update the other 'dated' items throughout the home.

A Domino Effect

It only takes one item to be changed on a design plan to have a domino effect for other areas. This home is no different as there is a significant domino effect by keeping the laundry on the main floor vs moving it upstairs.

What are the options?

By moving the washer and dryer upstairs, it drastically effects the master bathroom plan. Last week, I wrote about the design plan of moving the washer and dryer upstairs. As a reminder, here is the plan. You can read more about this master bath plan here.

IF we don't move the washer and dryer upstairs, saving a significant amount of money by doing this, here is an option for the master bath.

This pulled-back plan allows for my clients to have the key items they are hoping for:

• A very large walk-in closet.
• A larger shower.
• A dedicated reading space in their master bedroom.

Moving Forward

This entire home remodel will be taking place in mid-September. We are now in the process of reviewing the plans, making decisions on the plans (and the domino effect each plan has), and reviewing the budget. We will be able to start picking out all of the pretty to go with the new, functional design. I look forward to pulling this entire project together for this great family and sharing it with you.
